Minimum Lot Size and Minimum Building Line

The ordinances are designed to help protect a neighborhood's character.  You can read about the ordinances here http://www.houstontx.gov/planning/DevelopmentRegs/prevailLotBldg.htm.  A number of blocks in the Sunset Heights are protected under the PVLS ordinance.  You can see a some what up to date list here http://www.houstontx.gov/planning/DevelopmentRegs/PLS.htm of the protected blocks.  Essentially  PVLS keeps lots from being sub-divided smaller than what they were originally designed or plotted for and PVBL keeps new structures in line with the set backs from the streets that existing homes use.  Sunset Heights is a little different from other neighborhoods in that most homes are sitting on two 3000 sq ft lots.  This means that PVLS can only limit development that wants to divide lots into lots smaller than that.
